River808 is Roberts Equities’ entitled riverfront condominium at 808 SE 4th Street, on the north bank of the New River one block off Las Olas Boulevard in downtown Fort Lauderdale. Roberts Equities secured City Commission approval for a revised site plan of 12 stories and 67 residences on 0.57 acres in the Downtown RAC-EMU district, then sold the project in 2026.

The property holds a two-story multifamily building with 34 apartments (late 1950s). That footprint was the starting point for the entitled 12-story, 67-unit program.

ENTITLEMENT AND COMMUNITY WORK
Entitlement was a multi-year effort in which Roberts Equities worked the project through Planning and Zoning and a full City Commission de novo hearing, engaging city staff, elected leadership, and the downtown and near-river neighborhoods that live with the street every day. As Downtown Master Plan rules were still settling, the team kept the design and public record aligned with shifting criteria, answered hearing questions, and re-proved the revised plan met city standards. That work delivered a clear entitlement on rare New River frontage just south of Las Olas.
DESIGN CHARACTER
Adache Group Architects designed a contemporary mid-rise oriented to the river and downtown, with amenity spaces including a pool deck, gym, club room, rooftop terrace, and dog-park green, plus glass and balconies facing the New River and Las Olas corridor.
